If you plan to sell your home, or simply want to eliminate private mortgage insurance, you've likely pondered ways to quickly increase your home's value. In most cases, property appreciation occurs gradually. Thus, it can take years to gain equity or see a noticeable increase. Even so, a few home improvement projects are proven to rapidly boost a property's value.
Here are ten tips to increase your home's value.
1. Curb Appeal - If you want your property to attract attention, beautify the front yard. There are ways to inexpensively landscape a yard. You don't have to spend a lot of money on sod, flowers, trees, etc. Simply keep the grass neatly cut and trimmed, include a few low-maintenance bushes, and maybe a potted plant to add a little color. If your budget allows, contact a local landscape company and obtain quotes for a basic professional design.
2. Make the Bathroom Comfortable - If you plan to sell your home, make sure that your bathrooms are comfortable and clean. We spend a lot of time in our bathrooms. For this reason, potential buyers will pay close attention to this room. If they can't imagine spending time in this space, they will likely pass on the property. In some cases, a complete renovation is needed to make a bathroom impressive. Install new floors, a new vanity, tub, toilet, and re-paint the room.
3. Renovate Kitchen- Kitchen renovations are costly. However, if you want to increase your home's value and receive the highest asking price for the property, a new kitchen is the key. You don't necessarily have to include high-priced materials. Simply replace the floors, maybe install new countertops, and update the appliances. If the walls are already a neutral color, don't paint. The new owner will likely re-decorate. The kitchen should welcome potential buyers, and they should want to hang out in the space.
4. Improve Exterior Appearance - When potential buyers pull into your driveway, your home should immediately captivate them. Aside from enhancing the curb appeal, make sure that the actual exterior of your home is clean and updated. In other words, replace torn or worn mini-blinds and drapes. Is your storm door old? If so, invest a couple of hundred dollars for a replacement. In addition, fix broker shutters and consider power washing the home.
5. Use Neutral Colors - There is nothing wrong vibrant or bold colors. However, if you want to sell your home quick, it is best to have neutral colors. If every room in your home is painted a flamboyant color, potential buyers will think liability. When possible, re-paint the home's interior with neutral shades, perhaps white, beige, or cream. This way, buyers can envision themselves and their belongings inside the home.
6. Enhance the Foyer- Make the home's entranceway look special. Remove clutter and personal possessions such as coats, mail, and shoes. If the space is large enough, include a few decorative pieces and perhaps colourful plants. On the other hand, if the home doesn't have an entrance foyer, make sure that the living room is presentable at all times. Since the living room receives guests, it is important to keep this space attractive and classy.
7. Remove Stains - Carpet, wall, and other household stains are common. In most cases, a small stain will not impact your home's value. Then again, permanent stains sometimes cover walls and carpets, which can make a home appear unclean. Give the walls a nice scrub down and a fresh coat of paint. In addition, don't attempt to sell your home with grimy or dirty carpet.
8. Don't Forget the Backyard - Too often, homeowners neglect to landscape or design their backyards. Yet, potential buyers prefer a landscaped backyard because this is where they'll likely spend their free time. Front yard rules also apply in the backyard. Install sod or plant new grass seeds, add a flowerbed or colourful potted flowers, and remove clutter. Don't forget to power wash the back of the home to remove mildew and dirt.
9. Choose Energy Efficient Add-ons - Since natural gas prices continue to rise, many buyers are interested in ways to keep their home's energy costs low. Consequently, homes that feature energy efficient bonuses command a higher asking price. Install new energy efficient windows and doors. Plus, homeowners can replace their old heat pump with a modern version that is proven to reduce the home's overall energy bill.
10. Choose Remodel Projects Carefully - Don't assume that a particular remodel project will magically increase your home's value. Some remodel projects are in demand, and will add value to your home. Then again, other projects can reduce the home's value. For example, some homeowners remodel a bathroom and remove the tub. While this modification creates additional space in the bathroom, it may deter a few buyers and slash the home's value.
